Application Process
There are no application or showing fees.
All applicants 18 years of age and older must complete a rental application and provide government issued photo identification.
Applications are processed on a competitive basis. Approval is not guaranteed, and the most qualified applicant will be selected.
Income Verification
Verifiable income is required.
Household net income must be a minimum of 2.5 times monthly rent.
Income may be verified through recent paystubs, employment letters, tax documents, or other acceptable documentation.
If income cannot be sufficiently verified, a co-signer or guarantor may be required. Any approved guarantor must complete a full rental application, undergo the same screening process, and sign the Residential Tenancy Agreement as a leaseholder. The guarantor will be jointly and severally liable for all obligations under the lease.
Credit Requirements
A credit check will be conducted to any guarantors/co-signers and at least one applicant as part of the application process. Credit history will be reviewed as one factor in assessing overall application strength.
Bankruptcy
Any bankruptcy must be fully discharged prior to approval.
